Closing Costs in Pennsylvania and the Kennett Square Transfer Tax
Pennsylvania closings have a few line items that surprise people moving in from other states, and the transfer tax is the biggest one.

Transfer tax
Pennsylvania charges a state realty transfer tax plus a local tax split between the municipality and the school district. In practice the total is commonly split between buyer and seller, but it is negotiable and should be spelled out in the agreement.

Other common costs
Title search and insurance, lender fees, recording fees, prorated property taxes, homeowner association transfer fees where applicable, and municipal use-and-occupancy or resale certifications depending on the municipality.
