10 Things That Can Make a Kennett Square Home Harder to Sell
Homes in Kennett Square Borough and Kennett Township sell well when they are priced right and presented right. When a listing stalls here, it is almost always one of these ten reasons, and every one of them is fixable before you go live. Watch the video version on our videos page, then read on for the details.

1. Pricing off a neighbor's sale from two years ago
The 19348 market moves fast and in pockets. A Borough twin, a Township colonial on two acres and a ranch near Longwood all behave differently. Pricing off stale comps or an online estimate instead of current, street-level comparable sales is the number one reason a home sits.
2. Dark, phone-quality listing photos
Almost every buyer's first showing happens on a screen. Dim rooms, tilted shots and winter exteriors in July cost you showings before anyone ever walks through the door. Professional photography and, when it helps, twilight shots of stone exteriors are not optional in this market.
3. Ignoring well and septic questions until the last minute
Township buyers expect well flow tests, water quality results and septic inspection paperwork. When a seller cannot produce them, buyers assume the worst and either walk or discount heavily. Gather the records before you list.

4. Deferred maintenance on older Borough homes
Kennett Square Borough is full of beautiful older twins and Victorians, and buyers love them, but they price in every visible project. Peeling exterior paint, older roofs and original windows read as dollar signs. Handling the visible items first usually returns more than it costs.
5. Overpersonalized or cluttered rooms
Buyers need to picture their own furniture in the room. Heavy personalization, packed shelves and oversized sectionals make rooms feel smaller than they are. A light declutter and neutral staging consistently shorten days on market.
6. Strong odors and pet evidence
Nothing ends a showing faster. Odors from pets, cooking or moisture trigger immediate suspicion about what is hiding underneath. Address the source, not just the smell, before the first showing.

7. Limited showing availability
If buyers from Wilmington or Philadelphia cannot get in on the one evening they are in town, they write on the other house instead. The first two weekends matter most; make the home easy to see while interest is hottest.
8. Unclear answers on floodplain, easements or boundaries
Properties near the Red Clay Creek and Bucktoe come with floodplain and easement questions, and Township lots can raise boundary questions too. Surprises found during the option period kill deals. Know your answers and documents upfront.
9. Listing at the wrong moment for your segment
Timing is segment-specific here. Walkable Borough listings and Township properties with land peak at different moments in the year. A good local plan picks the launch window that matches your buyer pool, not just the calendar.
10. Weak or generic marketing
A Kennett Square home marketed like it could be anywhere misses the point. Buyers pay a premium for this specific town, the schools, State Street, Longwood Gardens, the trails. Marketing that sells the town alongside the house consistently outperforms a generic listing description.
The common thread
Nine of these ten are decided before the home ever hits the market. If you are thinking about selling in the Borough or the Township, a walkthrough and honest pricing conversation a few weeks before you list will save you weeks on the market later.
