Kennett Square Borough vs Kennett Township: Which Should You Buy In?

Two properties can both say Kennett Square, PA 19348 and be completely different purchases. Here is how to tell them apart before you write an offer.

Utilities and inspections

Borough homes are generally on public water and sewer, which means a simpler inspection process and predictable monthly bills. Township properties frequently have a private well and an on-lot septic system, which adds a septic inspection, a well flow and water quality test, and sometimes a Chester County Health Department review to your timeline.

Taxes

Your bill is county millage plus municipal millage plus Kennett Consolidated School District millage, applied to the Chester County assessed value, not what you paid. Borough and Township millage rates differ, and the assessed value has nothing to do with the sale price, so never estimate a payment from a neighbor's bill.

Lifestyle and resale

Walkability is the Borough's durable advantage; land and privacy are the Township's. Both hold value well because supply in 19348 is genuinely limited. What moves fastest in each is different, and that is worth a conversation before you choose.
